- Dealer Lot Leasing: Physical lot space and infrastructure for independent automotive dealers at our 17-acre facility in Orlando, Florida.
- Growth Stack: Digital marketing, CRM, AI assistant, and lead-generation services for dealers operating at our facility.
- DMV Licensing Services: Assistance with Florida motor vehicle dealer licensing, including filing of state and federal documents (Sunbiz, EIN, sales tax, FLHSMV applications).
- On-Site Services: 360° photo booth, operational support, and related dealer infrastructure.
Specific service terms, pricing, and deliverables are documented in separate written agreements between Landstreet and the client.
3. Eligibility
You must be at least 18 years old and legally able to enter into binding contracts to use our services. By using our services, you represent that you meet these requirements.
4. SMS Communications
By providing your phone number through our website forms, chat widget, or other consent mechanisms, you expressly consent to receive SMS text messages from Landstreet Automall.
SMS communications may include inquiry responses, tour scheduling, service updates, DMV licensing progress notifications, and account-related messages.
Message frequency: Varies based on your engagement and active services.
Message and data rates: Standard message and data rates may apply per your mobile carrier.

5. DMV Licensing Services — Specific Terms
When you engage Landstreet to provide Florida motor vehicle dealer licensing services, the following additional terms apply:
- Scope: We assist with Florida independent motor vehicle dealer (VI/VW) licensing only. Other license types may be available subject to separate scope.
- Fee: Service fees are documented in a separate written engagement letter or service agreement.
- Timeline: Our standard target is sixty (60) days from intake to license issuance, contingent on client cooperation and government processing times. A weekly late fee may apply for delays beyond the target, as specified in the service agreement.
- Client responsibilities: You agree to provide accurate information, complete required training, submit fingerprints, obtain insurance and surety bond, and respond promptly to requests for documentation. Delays in client cooperation may extend the timeline and result in additional fees.
- Government dependencies: Approval timelines for Sunbiz, the IRS, the Florida Department of Revenue, and the Florida Department of Highway Safety and Motor Vehicles are outside our control. Landstreet does not guarantee government approval or timing.
- Refunds: Refund terms are specified in your service agreement. Government fees paid on your behalf are non-refundable.
6. Growth Stack and Marketing Services
Growth Stack services are available exclusively to dealers leasing space at Landstreet Automall. Specific deliverables, performance expectations, and pricing are documented in separate service agreements. Landstreet does not guarantee specific marketing results (e.g., lead volume, conversion rates, sales).
7. Use of Website
You agree to use our website only for lawful purposes. You agree not to:
- Use our website in any way that violates applicable law or these Terms
- Attempt to gain unauthorized access to our systems
- Interfere with the security or operation of our website
- Use automated tools to scrape, harvest, or extract data from our website
- Impersonate any person or entity
- Transmit malware, viruses, or harmful code
8. Intellectual Property
All content on our website, including text, images, logos, graphics, software, and design, is owned by Landstreet Road Properties LLC or its licensors and is protected by copyright, trademark, and other intellectual property laws. You may not copy, reproduce, distribute, or create derivative works without our prior written permission.

OUR WEBSITE AND SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. LANDSTREET DOES NOT WARRANT THAT THE WEBSITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS, NOR DOES LANDSTREET WARRANT ANY SPECIFIC OUTCOMES FROM ITS SERVICES INCLUDING GOVERNMENT APPROVALS, LICENSE TIMING, LEAD VOLUME, OR SALES RESULTS.
12. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LANDSTREET, ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATING TO YOUR USE OF OUR WEBSITE OR SERVICES, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING UNDER THESE TERMS SHALL NOT EXCEED THE AMOUNT YOU PAID TO LANDSTREET IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM.
13. Indemnification

Any dispute arising under these Terms shall be brought exclusively in the state or federal courts located in Orange County, Florida, and you consent to personal jurisdiction and venue in those courts.

Before filing any legal action, the parties agree to attempt to resolve disputes through good-faith negotiation. If negotiation fails after thirty (30) days, either party may proceed with formal legal action in accordance with Section 14.
16. Termination
We may suspend or terminate your access to our website or services at any time for any reason, including violation of these Terms. Provisions intended to survive termination (including intellectual property, indemnification, limitations of liability, and governing law) will survive.
17. Severability
If any provision of these Terms is found unenforceable, the remaining provisions will continue in full force and effect.
18. Entire Agreement
These Terms, together with our Privacy Policy and any separate written service agreements, constitute the entire agreement between you and Landstreet regarding use of our website and services.
